~€1,100/m²: Sale price at C.C. Cita (2026)

~€3,200/m²: Sale price at C.C. Yumbo (2026)

Today, on property portals like Idealista, you'll find units in Cita at prices that would have been unthinkable two decades ago. A 25 m² unit with a 62 m² terrace is listed at €28,000. Another of 144 m² with terrace, on the centre's main square, at €186,000. A third of 96 m² (the Bierbrezl) at €150,000.

Just two blocks away, in Yumbo, the picture is radically different. A 102 m² ground-floor unit is listed at €325,000. Another of 200 m² on a corner is advertised as an "investment with guaranteed returns".

Why is a square metre in Yumbo worth nearly three times what it is in Cita? It's not the location — they're less than 500 metres apart. It's not the age — both date from the same era. It's the condition of the centre. It's the management.

Price per m² in Playa del Inglés centres

Centre — Example unit — Listed price — €/m²

Yumbo — 102 m², ground floor — €325,000 — ~€3,186

Cita — 144 m², square (with terrace) — €186,000 — ~€1,292

Cita — 96 m², second floor — €150,000 — ~€1,563

Cita — 25 m² + 62 m² terrace — €28,000 — ~€1,120

These are listing prices on public portals — data any owner can verify in five minutes. Not estimates. This is what the market says your property is worth today.

What the market sees and what you pay for

When a potential buyer visits Cita, what do they see? Broken awnings. Empty units. Dark corners. Low footfall. No sign of recent investment. Compare that with Yumbo: renovated, well-lit, hosting events, with active commercial life.

The property market doesn't lie. It compresses all visible information into a single number: price per square metre. And that number says Cita is worth less than half of Yumbo.

Meanwhile, the broader context is favourable. The average residential price in Playa del Inglés reached €5,016/m² in 2025, with year-on-year growth of 9.2%. Gran Canaria is experiencing a property boom. Hotels are full. And Cita is losing value.

Price per m² — Cita vs. Yumbo vs. residential market

Residential Playa del Inglés: €5,016/m²

C.C. Yumbo (commercial): ~€3,200/m²

C.C. Cita (commercial): ~€1,200/m²

Not bad luck. Bad management.

The value of a commercial unit depends on three factors: location, property condition, and ability to generate income. The location of Cita and Yumbo is virtually identical. What separates them is the state of the centre and its ability to attract business.

A centre with €1.9 million in uncollected debt cannot invest in improvements. A centre spending €353,000 on staff without justifying their roles doesn't inspire confidence. A centre classified as "obsolete" by the municipality itself doesn't attract buyers.

Every year without action, the value drops a little more. Every meeting without decisions, a little more. And when the value drops far enough, the owners who can afford to sell at a loss — and those who can't are stuck with an asset worth less than what they paid.

What the market shows

In the Metro Shopping Center — another centre classified as "obsolete" — units are listed from €8,630. Not per square metre: for the entire unit. That is the fate of a shopping centre that isn't managed. Cita hasn't reached that point yet. But the direction is clear.

3. What concrete steps will be taken to attract new businesses and increase footfall?
