Which areas are suitable for living on La Gomera?
San Sebastián de La Gomera is the island capital and the main ferry port. According to the official tourism platform, the town is practical for tenants who need regular connections to Tenerife and mobility within the island.
Valle Gran Rey is a tourism-focused coastal area with high demand for holiday accommodation. For a long-term let there, you should explicitly check for a residential tenancy agreement rather than a short-term holiday rental.
Playa Santiago lies in the south and offers tourism infrastructure as well as access to the airport area. Hermigua, Agulo and Vallehermoso are smaller, quieter municipalities whose rental supply depends more heavily on the limited local housing stock.
Alajeró is a municipality in the south; La Gomera airport lies within its area. The official tourism platform describes La Gomera as an island of walking routes, viewpoints and small villages.
What does a flat cost on La Gomera?
No reliable official rental statistics with methodology, location and survey year are available for 2026. This guide therefore does not give apparently exact average values, only asking-price ranges from listings.
Flats with one or two bedrooms were offered for around 650 to 850 euros per month.
Coastal or seasonal flats cost around 850 to 1,150 euros per month in listings. Some adverts gave weekly prices, for example 400 euros for one week or 750 euros for two weeks.
Residential tenancy or holiday flat: what are the legal rules?
In the event of conflict, the island-specific regulation takes precedence. A flat let to tourists must submit a declaración responsable (responsible declaration) before the activity begins and be entered in the Canary Islands tourism register.
According to the Gobierno de Canarias, the required documents include a description of the activity, an urban planning certificate, proof of first occupation or permission for use and, where applicable, the express consent of the owners' association.
Residential use of a property does not automatically permit holiday letting. Social housing and publicly subsidised housing may not be used for tourism.
What deadlines apply to existing holiday flats?
The new regulation provides for transitional periods for existing holiday flats.
Before booking, you should check the registration or licensing situation of the specific flat. The official La Gomera tourism portal publishes listings by municipality and category, including viviendas vacacionales or turísticas.
Tenants and travellers should check whether the accommodation appears in official channels or whether the provider states the relevant tourism identification. As of Tuesday, the government had not announced a start date for further implementing provisions.
What should you clarify before renting?
Tenants should clarify whether the contract is an ordinary residential tenancy or a short-term holiday rental. It is equally important to check whether empadronamiento (registration on the municipal residents' register) and a longer-term stay are accepted.
You should check electricity, water, internet, community charges and final cleaning. Damp, mould, hot water and mobile phone reception should also be checked before signing the contract.
Minimum term and notice periods belong in the contract. For furnished flats, the inventory list, deposit and condition should be documented with photographs.
Location is decisive: on a mountainous island, short distances can mean considerably longer journey times. Before signing, you should check travel time to work, port, airport, healthcare and food shops, as well as the last bus connection.
How do you find a flat and what alternatives are there?
The market on La Gomera is small, scattered and strongly seasonal. For a long rental period, it is advisable to search early and to distinguish clearly between vivienda habitual (residential tenancy), alquiler de temporada (seasonal let) and vivienda vacacional (holiday flat).
Practical alternatives are searching outside the months of high demand and contacting casas rurales and small accommodation providers directly via the official tourism directory. A split stay between San Sebastián and a rural municipality can also make sense.
For work stays, a room or a shared flat may be an option. Employers, educational institutions, cooperatives and local authorities can help with temporary accommodation for posted workers.
Common mistakes are paying before viewing, confusing a seasonal let with a residential tenancy, and overlooking access problems on steep roads and with weak public transport.
